Juvara Building, 36, General M. H. Berthelot Street
From the building permit kept in the PMB archive we know that the project file was submitted to the City Hall IV, Verde, on April 26, 1937, receiving "authorization no. 13B, dated August 3, 1937"1, by which G. Juvara could build "in the protected area class 3, decreed full, a basement, ground floor, four floors and attic, of massive masonry and metal cladding according to plans drawn up by architect Tiberiu Niga. The works were estimated to cost 2,200,000 lei. G. Juvara was given permission to build, after a wait of almost five months, but only on condition to decorate the remaining visible calcanum and to set back the balcony and bow window 1.90 m to the left, according to the modifications made on the plans in pencil by the Architectural Service". It was also obligatory to build an "aero-chemical" shelter for 25 people in the basement and to make all the floors in reinforced concrete, including that of the attic. The contractor was Mr. I. Kivovich.
The existing building, which was part of the dowry of Georgette Maria N. Galca, married to Constantin Juvara in 1930, was demolished in order to be able to build.
Hristodorescu House, 8 Italian Street
From the file kept in the PMB archive, we found out that the project was submitted to the City Hall I Galben on March 27, 1935, and with difficulty, "on July 17, 1935, authorization no. 71", since in the 1935 master plan of systematization, a new boulevard, planned between the Icoanei Garden and the streets Mântuleasa and Calea Călărașilor, was to cross this property.
However, by borrowing from the Urban Credit, Filoftea Lazăr Hristodorescu took the risk and built a building "à ras du sol, basement, ground floor and first floor according to the plans drawn up and signed by the architect Tiberiu Niga"2. In 1934 the existing building was demolished in order to rebuild. The surface area of the property was 380 square meters and the newly built area was 160 square meters. In the basement, the architect located the garage, laundry, drying room, boiler room, cellar and servants' quarters. On the ground and first floors, separately, a studio and an apartment with an office, hall, living room, bedroom, kitchen, bathroom and a large terrace.
